Commercial Roof Maintenance That Protects Your Business

Commercial roof maintenance is one of the smartest ways to control roofing costs, reduce disruption, and protect the building you depend on every day. Lakeside Roofing helps property owners and managers catch small issues before they turn into leaks, downtime, interior damage, or premature roof replacement.

Proactive maintenance helps identify drainage issues, membrane damage, open seams, punctures, and flashing concerns before they spread.

Maintenance plans are built around your roof system, building use, traffic areas, drainage points, and long-term property goals.

Planned Inspections

Routine commercial roof inspections document condition, identify vulnerable areas, and prioritize repairs before leaks occur.

Preventive Repairs

Address loose flashing, open seams, punctures, clogged drains, and sealant failures early while repairs are still manageable.

Budget Control

Maintenance gives owners a clearer view of upcoming repair needs, helping reduce emergency spending and plan capital improvements.

What Our Maintenance Programs Include

Every commercial roof is different. Lakeside Roofing builds maintenance programs around the roof system, building activity, access points, drainage, age, and known problem areas.

Preventative roof maintenance visits typically range from approximately $1,000–$3,000 per visit. Programs can be customized on an annual, semi-annual, or quarterly basis, with pricing dependent on the building size, number of roof sections, roof condition, rooftop equipment and penetrations, accessibility, and the scope of services performed.

Minor Maintenance Repairs

Small issues can often be corrected before they become widespread repairs or active leaks inside the building.

  • Open seams
  • Flashing issues
  • Sealant failures
  • Membrane punctures

Scheduled Service Visits

Planned visits keep your roof on a maintenance schedule instead of waiting until water is already entering the building.

  • Seasonal visits
  • Post-storm checks
  • Annual maintenance
  • Custom property plans

Asset Protection

Maintenance helps protect inventory, equipment, tenants, employees, and interior finishes from avoidable roof-related water damage.

  • Interior protection

  • Replacement timing

Why Maintenance Helps Build a Roofing Relationship

A maintenance program is often the first step in a long-term roofing relationship. It lets Lakeside Roofing learn the building, earn trust, and help owners make smarter decisions before an emergency forces their hand.

Build Trust Early

Regular maintenance puts Lakeside on the property before a major failure and helps owners see the value of a reliable roofing partner.

Reduce Large Surprises

Owners can plan repairs instead of reacting to leaks, shutdowns, and urgent water intrusion during business hours.

Control Costs

Small maintenance repairs are often less disruptive and less expensive than emergency service, interior remediation, or early replacement.

Preventative Maintenance Program

Lakeside Roofing will perform scheduled preventative maintenance on all roof sections at the referenced properties. This proposal is based on one maintenance inspection and service visit per trip, as requested. Service frequency may be determined by the customer based on the building’s needs and maintenance goals, including annual, semi-annual, quarterly, or other customized service intervals. This program is designed to provide a clear understanding of the current condition of the roofing systems, identify any active or potential issues, and outline practical next steps to protect the building.

Our team will:

  • Identify and document deficiencies, deterioration, and any areas of concern impacting roof integrity or longevity.
  • Perform minor repairs during the inspection, including sealing small punctures, addressing open seams, repairing flashing details, and similar maintenance items to help stabilize the roof system.
  • Remove debris from roof drains, scuppers, gutters, and accessible roof areas to improve drainage and reduce the risk of water intrusion.
  • Use compatible materials necessary to complete the inspection and included maintenance items.

Lakeside Roofing will provide a detailed photo-documented report outlining:

  • Existing conditions across each roof section.
  • Identified deficiencies and required items.
  • Observations related to drainage, system performance, and overall condition.
  • Clear, experience-based recommendations, including repair priorities, maintenance considerations, and long-term planning guidance.

This process addresses immediate concerns and provides the information needed to make informed decisions regarding future maintenance, budgeting, and potential replacement planning. Minor repairs are included as part of this inspection to address readily accessible issues observed during our visit. Any conditions requiring more extensive repair or corrective work beyond typical maintenance will be documented and presented separately with recommendations. Payment terms are net 30 days from receipt of invoice. This agreement may be terminated by either party upon 30 days’ written notice.

Pricing: Preventative roof maintenance visits typically range from approximately $1,000–$3,000 per visit. Programs can be customized on an annual, semi-annual, or quarterly basis, with pricing dependent on the building size, number of roof sections, roof condition, rooftop equipment and penetrations, accessibility, and the scope of services performed.
